WHAT'S THE DIFFERENCE BETWEEN AN INSPECTION AND AN APPRAISAL?

USA TODAY | An appraisal is for your mortgage lender and, therefore, is done at the appraiser’s convenience. Your lender arranges the appraisal and the costs are figured in to your Good Faith Estimate, but may be paid for ahead of the closing as required by your lender. The homebuyer is not in attendance at the appraisal.
The municipal inspection is usually arranged and paid for by the seller, prior to the home being listed. Each municipality decides what guidelines they wish to apply. Not every municipality requires home inspections.
A private home inspection is done at the request and expense of the buyer, and the buyer may be in attendance if they so desire. The buyer must satisfy themselves as to the qualifications and dependability of the home inspector.
Questions a buyer should ask of the home inspectors when shopping around should include:
- How much do you charge?
- What will you inspect?
- What’s your level of experience and expertise?
- What kind of a report will you provide?
- Will you have a report for me on site?
